VistaBlue Singer Island

What and where
Fifty-Eight Residences on Nineteen Floors
VistaBlue stands at 3730 N Ocean Drive, mid-island on the ocean side of the road. Dallas-based Third Palm Capital developed it, with GliddenSpina as architect and Interiors by Steven G on the residences; construction began in August 2015 and listing records give 2018 as the year built. At the time it was the first new oceanfront condominium on Singer Island in close to a decade, and Douglas Elliman handled sales from late 2016.
Fifty-eight residences on nineteen floors means roughly three per floor and a small group of owners carrying the whole building. That is the appeal and the thing to study: fewer neighbors in the elevator, and a larger share of every assessment. I read the reserve study here more closely than I would in a building of two hundred units.

Three Residences a Floor, Delivered Finished
The release sizes ran from 2,784 to 3,645 square feet for the standard plans, with the two penthouses at 6,242 and 6,423 square feet. Residences were delivered move-in ready with porcelain flooring, Poggenpohl cabinetry, quartz counters and Miele appliances, so the original specification is consistent across the building and I can tell quickly what an owner has changed.
With about three residences a floor, most plans get an ocean exposure and a side exposure, north toward the island or south toward the inlet. I walk the specific stack at the time of day you would use the terrace, because the sun on an east terrace in the afternoon is a different experience from the morning photographs.
Amenities and services
A Compact Amenity Deck Run for Fifty-Eight Owners
- Elevated pool terrace with spa pool, sundeck, cabanas and gas fire pits
- Fitness center with movement studio and saunas in the locker rooms
- Club room, card room, social lounge, boardroom and wine storage with an interior bar
- Private beach service
- 24-hour security at the street and in the lobby; full-time on-site manager
- Gated garage, bike storage and extra storage
Amenities as described in the 2016 release materials and October 2026 listings. A full-time manager and 24-hour staffing are generous for 58 doors, and the payroll line is one I read closely.
The documents
What I Read in This Building’s Documents
In a small building the budget is personal. I lay this year’s against last year’s and divide every line by 58, because that is what each owner is really paying for staffing, insurance and the pool deck. Then I turn to the reserve study and compare the balance in the bank with what the schedule says should be there for the roof, the waterproofing, the garage membranes and the elevators.
Florida requires a structural integrity reserve study for any building of three habitable stories or more, repeated at least every ten years, and from January 1, 2026 the reserves for those structural items must be funded on the study’s schedule rather than waived. A 2018 building has no milestone inspection until 2043, so the study and its funding plan are the whole structural story, and I want to see that the first one has been done and adopted.
I also read the declaration for the leasing section, the approval process and the pet limits, the master insurance summary for the wind deductible, the developer turnover file for any warranty items still open, twelve months of minutes, and I ask directly about pending litigation. On a resale you have seven days after receiving the association documents to cancel, so I schedule the full read for the first two.
Questions
Questions Buyers Ask Me About VistaBlue
How many residences does VistaBlue have?
Fifty-eight residences on nineteen floors, roughly three per floor, with two penthouses at the top. Third Palm Capital developed it and listing records give 2018 as the year built.
What is the condo fee at VistaBlue?
Condo fees run about $3,966 a month at the median of current listings, and most fall in the range of $3,444 to $4,929. I confirm the figure for the exact residence against the budget.
Can I lease a VistaBlue residence?
Listings say leasing is permitted with buyer approval. The minimum term and the number of leases a year are not published, so I read the leasing section of the declaration before you plan around income.
Are pets allowed at VistaBlue?
Listings show pets allowed with restrictions. The count, size and breed limits are in the rules, and I confirm them for you.
Why does a small building need a closer look at reserves?
Because 58 owners split every capital expense. A roof or a garage membrane that would be a small line in a 240-unit building is a meaningful one here, so I compare the reserve balance with the study schedule before you commit.
