The Ritz-Carlton Residences, Singer Island

Two oceanfront towers at the south end of Singer Island, completed in 2008 with 241 residences on 8.8 acres of beach, with hotel-style staffing and a fee schedule to match.

What and where

Two Towers at the South End of Ocean Drive

The Ritz-Carlton Residences, Singer Island stands at 2700 N Ocean Drive, the first oceanfront building north of the Lake Worth Inlet. Brokerage building profiles put the year of completion at 2008 and the count at 241 residences across two towers, A and B, on 8.8 acres of beachfront. The A tower is the southern one, and listings describe it as residents-only. Sources differ on height, with 26 and 27 floors both published, so I use the floor shown on the unit rather than the building total.

What matters for a buyer is that this is a large, fully staffed association approaching twenty years old. The service level is high, the fees reflect it, and the first structural milestone inspection under Florida law falls at twenty-five years for a building this close to the coast. I treat it as a mature building with a long paper trail, and I read that trail before we talk about floor plans.

Residences and views

Large Plans, Ocean and Intracoastal Exposure

Residences run from two-bedroom plans of about 1,725 square feet to three- and four-bedroom plans near 3,950 square feet, with a small set of tower suites around 7,445 square feet. Because the site sits between the ocean and the Intracoastal, east-facing residences look at the beach and west-facing ones look across the waterway toward the mainland, with the inlet and the Palm Beach skyline to the south from the A tower.

Finishes vary by residence after nearly two decades of ownership, so I compare the listing photos with the original developer specification and ask what was replaced, especially impact glass, air handlers and water heaters, which the association does not insure.

Amenities and services

Hotel-Style Service Inside an Owner-Run Association

  • Two heated pools, spa, sauna and cabanas on the beach side
  • Private beach with attendants, per listing records
  • Fitness center, billiards, library, business center, community room and cinema-style theater
  • Restaurant and poolside café on site, per listings
  • Gated entry, staffed lobby and 24-hour security
  • Extra storage, bike storage and a car wash area

Amenities as listed in October 2026 building profiles and listings; the association, not the hotel brand, owns and funds them, and I check the budget line for each.

The documents

What I Read in This Building’s Documents

Start with scale. A building of 241 residences spreads every cost 241 ways, which keeps the per-door share of a roof or a pool deck manageable, but it also means the budget is large and has many moving parts. I read the current budget against last year’s and look for the lines that jumped: insurance first, then management and staffing, since the service level here is the fee.

Then the structural file. Florida requires a milestone inspection by a licensed engineer or architect when a building within three miles of the coast turns twenty-five, and a structural integrity reserve study every ten years, with the reserves for those items funded on the study’s schedule from January 1, 2026 and no longer waivable by owner vote. For a 2008 building the first milestone falls in 2033, so what I want now is the reserve study, its funding plan and any engineering reports the board has commissioned on its own.

I also read the rental and pet rules in the declaration rather than the brochure, the master insurance summary with its wind deductible, twelve months of board minutes for any assessment in discussion, and the question of pending litigation. Once you are under contract on a resale, Florida gives you the association documents and seven days after receiving them to cancel; I plan the reading for the first two of those days and request the estoppel at the same time.
