Private Club Communities
Nine clubs from Palm Beach Gardens to Tequesta in one table: who owns the club, whether the home comes with a membership, what it costs to join and what it costs each year, with the month I confirmed each figure.
I request the current fee sheet, the by-laws on refunds and the estoppel, and I walk the club with you.

Nine Clubs, One Table
Two cautions before you read it. First, a club’s own fee sheet is the only document that counts, and most clubs do not publish one; where I could not find a dated figure today, the cell says so rather than guessing. Second, “required” means the membership transfers with the deed and is collected at closing, so it belongs in your purchase budget, not your lifestyle budget.

Figures are as published on the date shown and subject to change by each club. A brokerage page or a listing is a secondhand source; before you rely on any cell in this table I obtain the club’s own current fee schedule and the by-law section that governs refunds. Membership figures are separate from the community HOA or POA fee, property taxes and any CDD assessment.
Before you commit
What I Check Before You Join
A club home has two closings in one. The first is the house. The second is a membership contract with its own fee sheet, by-laws and timing, and it is signed the same day. These are the items I run down, in the order they tend to change the decision.
What comes back when you sell. Equity clubs quote a refund percentage, but the refund base is rarely the whole check. At Mirasol, for example, the 2026 sheet splits each contribution into an initiation portion and an equity portion, and the 80 percent refund applies only to the equity portion, which for a member who joined after mid-2017 is a fraction of the total check. I read that section of the by-laws for every club and put the real number next to the headline.
Whether the tier is fixed. Where membership is required, there is often a minimum tier and an option to upgrade. I ask whether upgrades carry a waitlist, whether a downgrade is allowed at resale, and whether a golf membership cap means a buyer inherits a sports membership until a golf slot opens.
Everything collected at closing. The contribution is one line. The capital contribution to the community association, the application fee, the estoppel fee and a prorated first year of dues are separate lines, and some clubs collect two estoppels because the club and the property owners association are separate entities. I build the closing figure from the fee sheet, not the listing remarks.
Assessments already on the books. I ask for the current budget, the most recent assessment history and any approved capital project. A monthly assessment that runs through 2027, as Mirasol’s does, is a known cost. One that has been discussed in board minutes but not yet voted is the one buyers miss.
The quiet costs. Food and beverage minimums, cart fees and trail fees for a private cart, locker and bag storage, guest fees, and the transfer fee if you lease the home and want your tenant to use the club. Each is small; together they can match a month of dues.
Timing of the refund. Where a refund exists, I ask whether it is paid at the resale closing or when the next member joins behind you, because a resale-list queue can mean months or longer.
Questions
Frequently Asked
Is the club contribution part of the purchase price?
No. It is a separate payment to the club, collected on the closing statement where the membership is required. It is not financed with the mortgage and it is not reflected in the list price, which is why two homes at the same price in different communities can have very different all-in costs.
Can I buy in a required-membership community and not use the club?
You still hold the membership and pay the dues; the requirement runs with the title. Some clubs allow a lower tier such as social, which reduces the dues but not the obligation. Where membership is optional, as at Jonathan’s Landing, you can buy the home alone.
How often do these figures change?
Most clubs revise the fee sheet once a year, often with a new fiscal year in the fall or on January 1. Several clubs announced increases for closings after a set date in late 2025. That is why every cell above carries a month and why I re-pull the sheet the week you write an offer.
Do you have the same comparison for clubs south of Palm Beach Gardens?
Yes, on request. I keep the table on this page to the clubs where I have a dated source today. For a club in North Palm Beach, Palm Beach, Boca Raton or Delray Beach, tell me the name and I will send the same breakdown.
