Oceanfront condominium · Jupiter

Ocean Trail, Jupiter

A gated 22-acre oceanfront community at 100 to 500 Ocean Trail Way with four 14-story buildings and one six-story building, 602 residences in all, completed between 1978 and 1983.

What it is

Built Before the Height Limit, Directly on the Sand

Ocean Trail is the one condominium community in Jupiter where you walk from the elevator to the beach without crossing a road. It covers about 22 acres at the south end of Jupiter Beach, and because the buildings went up before the town’s height limit, the four main towers stand 14 stories, taller than anything near them. Ocean Trail I at 200 Ocean Trail Way dates to 1978, II at 100 to 1982, and III and IV at 300 and 400 to 1983, each with 138 residences. Ocean Trail V at 500 is the six-story building in the southwest corner with 50 larger residences and landscape rather than ocean views.

Five buildings, five condominium associations. The fee, the lease rule and the inspection history belong to one building, not to Ocean Trail as a whole, and that is how I present it to a buyer: pick the building first, then the floor.

The numbers

Ocean Trail by the Numbers

Figures are from brokerage building profiles and listings read in October 2026. The two-bedroom plan in the four towers is a standard 1,170 square feet, which makes building-to-building comparison unusually clean.

Two association lines on one listing means the building association plus a master or recreation association. That second line is easy to miss on a listing and impossible to miss on a closing statement, so I show both.

Residences and views

One Floor Plan, Fourteen Floors of Difference

In buildings I through IV the two-bedroom, two-bath residence is 1,170 square feet under air, ten to a floor, with the stacks arranged in an arc around four pools. Every one faces the Atlantic; the corner stacks add a long view up or down the coast and the lights of the town at night. With the plan held constant, price moves on floor height, the corner, and how far the kitchen and baths have come from 1983.

Building V is the exception: 1,600 to 1,800 square feet, oblique or no water view, and historically the easiest building to lease in. Current asking prices are in the listings on this page, and I use the closed sales to show how much of the spread between them is condition.

What I Read in This Building’s Documents

A 1978 to 1983 oceanfront building is a reading assignment, and a good one often beats a newer building with no history. Here is the order I read in for Ocean Trail.

  • Milestone inspection, Phase 1 and Phase 2. All five buildings are past the 25-year coastal threshold. I read the engineer’s summary, whether a Phase 2 was called for, the repair scope and how it was paid for.
  • Structural integrity reserve study. The study sets reserve funding for roof, structure, waterproofing, windows and the other statutory items, and since January 1, 2026 those reserves cannot be waived by vote. I compare the funding plan with the actual reserve balance.
  • Concrete and seawall history. Oceanfront buildings of this age have usually done at least one restoration. I look for when, what it covered and whether the next one is in the reserve schedule.
  • Both budgets. Your building association and the second association on the listing, with the prior year for comparison and the insurance line in each.
  • Leasing rule as recorded. The declaration and amendments for minimum term, leases per year and approval, because the three months on a listing is one owner’s ask, not the rule.
  • Assessments and litigation. Twelve months of minutes, the estoppel and the frequently asked questions sheet for anything approved, pending or in court.

Questions

Questions Buyers Ask Me About Ocean Trail

Which Ocean Trail building should I look at?

Start with the rule that matters to you. All five prohibit pets. If leasing matters, building V has historically been the most flexible. If the view matters, the corner stacks in I through IV. Then I compare the milestone and reserve documents of the two or three buildings left.

Can I rent an Ocean Trail residence seasonally?

Current listings in buildings I, II and III ask a three-month minimum, which fits a December to April season. The recorded minimum and the number of leases a year are set by each association, and I pull that rule before you plan on the income.

What do the fees cover?

The building association covers the structure, insurance and reserves; a second association line pays for the shared grounds and recreation. Across current listings the fee runs about $1,809 a month at the median, and most fall in the range of $1,714 to $2,146.

Are 1980s oceanfront buildings a problem?

They are a documented quantity. Each Ocean Trail building has reached its milestone inspection and has a structural reserve study to read. A building with a completed inspection, a funded plan and a finished restoration can be the safer purchase on paper than a newer building without a history.

Are pets allowed at Ocean Trail?

No. Every profile and listing I read in October 2026 lists all five buildings as no-pet buildings. If that is a dealbreaker, Jupiter Yacht Club across US 1 decides pets building by building.
