Overview

About Pinewood Park

Pinewood Park is the grid of houses along Pinewood Avenue at the north end of Northwood. It was built in two waves: a run of 1920s boom houses, the oldest on the county roll from 1922 on 38th Street, and a second round in the 1940s and 1950s.

Inside the neighborhood-association boundary the county roll counts 279 residential parcels: 227 single-family houses, 41 small apartment buildings and 11 vacant lots, at a typical size of about 1,210 square feet. The lots are on North Palm Beach Plat 2 and the Northwood Addition; the North Palm Beach name on the plat is separate from the Village of North Palm Beach to the north.

At the south end, on 36th Street, part of the small West Northwood historic district falls inside the association boundary. The City designated West Northwood in August 1993 for its 1925 to 1927 Mediterranean Revival and mission houses, so those homes go through City historic review.

Broadway runs along the east side, with Northboro Park and Northwood Gardens beyond it, and the Northwood Hills historic district is across the railway to the west. It is in the 33407 ZIP.

What Else to Check

  • Historic district review Homes inside the West Northwood historic district, on 36th Street, need City historic approval for exterior changes. The rest of Pinewood Park follows the regular City permit process; we check which applies to a specific home.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
