Overview
A City Between the Inlet and the Glades
Boca Raton runs from the Atlantic and the Boca Raton Inlet west across the Intracoastal, past downtown and I-95, to the club communities that reach toward the Everglades.
East Boca grew from Addison Mizner’s 1920s plan and the Arvida years that followed. Condominium towers line the beach and Lake Boca Raton, deepwater neighborhoods such as Royal Palm Yacht and Country Club, The Sanctuary and Golden Harbour sit on canals off the Intracoastal, and Old Floresta keeps the Spanish-style houses Mizner designed in 1925. Downtown, Mizner Park and the towers along Mizner Boulevard put condominiums within walking distance of shops and restaurants.
West of I-95 the city gives way to the master-planned club communities built from the 1970s on: Boca West, St Andrews, Woodfield, Broken Sound, Polo Club and the newer gated neighborhoods along Lyons Road. Many carry a Boca Raton mailing address but sit in unincorporated Palm Beach County, which changes who sets the taxes, permits and services.
What we watch for buyers here: whether an address is inside the City of Boca Raton or unincorporated; the club membership terms where they apply; the flood zone and elevation east of Federal Highway; seawall, dock and bridge clearance on the canals; and the milestone inspection, reserves and assessments in the older oceanfront buildings. The community guides cover those one community at a time.

Short-Term Rentals in Boca Raton
Many of our buyers rent here before they buy. A month or a season in a furnished home is the easiest way to learn Boca Raton: the drive, the beach, the club, the quiet weeks in summer. When the right home comes up, you are already here to see it.
Leases of six months or less carry Florida sales tax and the county tourist development tax. For winter homes priced from $10,000 a month, see Luxury Rentals.

History
A Short History of Boca Raton
Boca Raton was a farming town of about 100 people in 1920, until the land boom brought Addison Mizner. His resort, a wartime air field, Arvida and IBM made the city that followed.
- 1895
Captain Thomas Moore Rickards settled east of the East Coast Canal. He later surveyed and sold land near what is now Palmetto Park Road.
- 1925
Boca Raton incorporated on May 26, 1925, and architect Addison Mizner, the town planner, announced 29 houses for his development company. Finished after the boom, they became the Floresta neighborhood, now Old Floresta.
- 1926
The Ritz-Carlton Cloister Inn, Mizner’s 100-room hotel on Lake Boca Raton, opened on February 6, 1926.
- 1927
The Mizner Development Corporation failed. Clarence H. Geist bought the inn and expanded it into the Boca Raton Club.
- 1942
The Boca Raton Army Air Field opened on June 1, 1942, on about 5,860 acres, as the Army Air Forces’ radar training station.
- 1958
Arthur Vining Davis, who had bought the hotel and about 850 acres in 1956, moved his holdings into the Arvida Corporation, which built Royal Palm Yacht and Country Club from 1959.
- 1964
Florida Atlantic University held its first classes on 1,000 acres of the former air field, released for education in 1959.
- 1981
IBM introduced the IBM Personal Computer, developed at its Boca Raton site, in August 1981.
- 1990
Old Floresta became Boca Raton’s first historic district.
- 1991
Mizner Park opened downtown on January 11, 1991, on the site of the 1974 Boca Mall.

Your Next Chapter Starts With a Conversation
Every move starts a new chapter: a first home, more room, a place on the water, a winter home that becomes year-round. That deserves more than a search bar.
So we start with a conversation. What should the next few years look like? What can you not give up? I listen, then shape the search around your answers, so you only see places that fit and know what each one costs to own.
From there, my team and I handle the details: visits around your schedule, documents read before you ask, questions answered the same day.
“From start to finish, Monika was on top of every detail… I would use Monika again in a heartbeat!”
“Monika made the process not only easy for us, but enjoyable and stress free.”
“Monika sold the house in 1 day! What else can you ask for! Premium service in every way.”
“We were from out of state and only had 2 days to look at homes. Monika was able to orient us to the area very quickly.”
“She was excellent with follow through and proved to be absolutely knowledgeable and efficient.”
“It’s a pleasure to work with her and I know I can count on her to answer all my questions and concerns.”
Questions
Questions Buyers Ask About Boca Raton
What does a home in Boca Raton cost?
In the 12 months through {THROUGH}, the median Boca Raton home sold for {MEDIAN}, about {PPSF} per square foot, across {SALES} sales. The middle 80% sold between {P10} and {P90}: older condominiums and villas at the entry point, club and inland houses in the middle, and oceanfront towers, deepwater homes and estates at the top. The live listings on this page show current asking prices.
Is a Boca Raton address always in the City of Boca Raton?
No. Boca West, Boca Pointe, Boca Del Mar, Mission Bay and many other western communities use a Boca Raton mailing address but sit in unincorporated Palm Beach County. The jurisdiction sets the taxes, the permits and some services, so we confirm it from the county property record for every address.
Do I have to join a club to live in a Boca Raton club community?
It depends on the community. In some, every homeowner joins the club; in others, membership is optional or by invitation. Few clubs publish their fees, so we get the current equity, dues and assessment terms in writing.
Can I keep a boat in Boca Raton?
Yes. Homes on the canals of east Boca Raton, from Royal Palm Yacht and Country Club to The Sanctuary and Golden Harbour, have private docks, and some condominiums keep slips for owners. The way out to the ocean is the Boca Raton Inlet. Depending on where the dock is, the run may pass under bridges, so we check the clearance and depth against your boat.
How far is Boca Raton from the airport?
Fort Lauderdale-Hollywood International is about 30 minutes south on I-95, and Palm Beach International about 40 minutes north. Miami is about an hour, depending on traffic. Boca Raton also has its own general aviation airport, and the Brightline and Tri-Rail stations connect to Miami and West Palm Beach.
Can I rent out a home or condo in Boca Raton?
Rental rules are set by each community’s documents: the minimum lease, how many leases a year and whether the association approves tenants. Many condominium and club communities limit leasing in the first year of ownership. We read the declaration before you count on rental income.
What should I know about the older oceanfront buildings?
Many Boca Raton towers on the beach and the Intracoastal date from the late 1960s to the 1980s. We ask for the milestone inspection, the reserve study and any planned concrete work or special assessment, so the full carrying cost is known.
What should I know about flood insurance in Boca Raton?
Flood zones change from street to street, especially on the barrier island and the canals east of Federal Highway. We get the flood zone and an elevation certificate for the address and request wind and flood quotes during the inspection period, so the carrying cost is known before you close.
