Overview
A City Planned Around Golf
Palm Beach Gardens began in 1959 as John D. MacArthur’s plan for a garden city on his own land. Golf, lakes and planned neighborhoods still set the pattern today.
East of I-95 is the older city: neighborhoods from the 1960s and 1970s off Burns Road and Military Trail, and a short run of the Intracoastal between the PGA Boulevard and Donald Ross Road bridges, where canal homes have docks. Along PGA Boulevard are the Gardens Mall, Downtown Palm Beach Gardens and the city’s condominium buildings. West of the interstate are the club communities, PGA National, BallenIsles, Mirasol and Old Palm among them, and north of Northlake Boulevard the newest neighborhoods are going up in Avenir.
That spread is why the market here is wide. Condominiums and older townhomes are the entry point, houses in established and master-planned neighborhoods sit in the middle, and estates in the private clubs are at the top.
What we watch for buyers here: club membership terms and what joining and dues cost, the association and community development district charges on top, flood zone and elevation, and for boat owners the depth at the dock and the bridge clearances. The community guides cover those one community at a time.

Planned communities with a homeowners association, shared amenities and newer construction, most of it built since the late 1990s.
Older streets, many from the 1960s to the 1990s, with houses, villas and townhomes and lighter association rules. Several sit just outside city limits with a Palm Beach Gardens address; we confirm the taxing authority for each home.
Mid-rise and low-rise buildings along PGA Boulevard, Military Trail and the Intracoastal, and one high-rise. Reserves, milestone inspections and rental rules matter as much as the floor plan; we read them.

Short-Term Rentals in Palm Beach Gardens
Many of our buyers rent here before they buy. A month or a season in a furnished home is the easiest way to learn Palm Beach Gardens: the drive, the beach, the club, the quiet weeks in summer. When the right home comes up, you are already here to see it.
Leases of six months or less carry Florida sales tax and the county tourist development tax. For winter homes priced from $10,000 a month, see Luxury Rentals.

History
A Short History of Palm Beach Gardens
Palm Beach Gardens was a plan on paper before it was a place. One landowner’s idea of a garden city, and the golf that followed, shaped the neighborhoods buyers choose between today.
- March 1959
John D. MacArthur announced plans to build on about 4,000 acres of his land, with homes for 55,000 people. The Legislature turned down his first name, Palm Beach City, as too close to Palm Beach, so he chose Palm Beach Gardens.
- June 1959
The city was incorporated on June 20, 1959, while it still existed only on paper.
- 1960–1961
MacArthur moved two old banyan trees from Lake Park to the city’s entrance on MacArthur Boulevard. They still stand there and appear on the city shield.
- 1965
The PGA of America moved into its new clubhouse in Palm Beach Gardens in March 1965, after MacArthur gave more than $2 million toward bringing it to the city.
- 1972
The PGA left the property, which became the J.D.M. Country Club and is now BallenIsles.
- 1981
The Champion course at PGA National opened on November 17, 1981. It hosted the Ryder Cup in 1983 and the PGA Championship in 1987.
- 1988
The Gardens Mall opened on PGA Boulevard on October 5, 1988.
- 1999
The MacArthur Foundation sold about 14,000 acres of land, about 5,000 of them inside the city.
- 2007
The PGA Tour’s spring event, then the Honda Classic and now the Cognizant Classic, moved to the Champion course at PGA National, where it is still played.

Your Next Chapter Starts With a Conversation
Every move starts a new chapter: a first home, more room, a place on the water, a winter home that becomes year-round. That deserves more than a search bar.
So we start with a conversation. What should the next few years look like? What can you not give up? I listen, then shape the search around your answers, so you only see places that fit and know what each one costs to own.
From there, my team and I handle the details: visits around your schedule, documents read before you ask, questions answered the same day.
“From start to finish, Monika was on top of every detail… I would use Monika again in a heartbeat!”
“Monika made the process not only easy for us, but enjoyable and stress free.”
“Monika sold the house in 1 day! What else can you ask for! Premium service in every way.”
“We were from out of state and only had 2 days to look at homes. Monika was able to orient us to the area very quickly.”
“She was excellent with follow through and proved to be absolutely knowledgeable and efficient.”
“It’s a pleasure to work with her and I know I can count on her to answer all my questions and concerns.”
Questions
Questions Buyers Ask About Palm Beach Gardens
Which Palm Beach Gardens neighborhoods are not gated?
Many of the older neighborhoods east of I-95 are ungated, including Nicholas Park, Garden Woods, Monet Oaks, Rainwood and Pepperwood, and much of Palm Beach Square. Gated communities include BallenIsles, Mirasol, Old Palm, Frenchman’s Creek, Frenchman’s Reserve, Evergrene and Alton. Tell us which you prefer and we will narrow the list.
What does a home in Palm Beach Gardens cost?
In the 12 months through October 2026, the median Palm Beach Gardens home sold for $810,000, about $376 per square foot, across 1,792 sales. The middle 80% sold between $345,000 and $2,399,000: older condominiums and townhomes at the entry point, established and master-planned neighborhoods in the middle, and estates in the private clubs at the top. The live listings on this page show current asking prices.
Do I have to join the club to buy in a club community?
It depends on the community. At BallenIsles, Old Palm, Mirasol, Frenchman’s Creek and Frenchman’s Reserve, membership comes with the home; at PGA National it is optional. Evergrene, Alton and most of the master-planned neighborhoods have amenities but no golf club. Terms and costs change, so we confirm the current rules in writing for any club home.
Can I keep a boat in Palm Beach Gardens?
Yes. The city touches the Intracoastal between the PGA Boulevard and Donald Ross Road bridges, and neighborhoods such as Prosperity Bay Village, Mariners Cove, Cypress Island and Paradise Port have docks or slips. Frenchman’s Creek has deep-water canal lots and a club marina. The PGA Boulevard drawbridge is about 24 feet closed, so we check its schedule and the run to the Jupiter or Lake Worth inlet against your boat.
What are the 33410, 33418 and 33412 zip codes?
The three main Palm Beach Gardens zip codes. 33410 is the east side, from the Intracoastal to the Gardens Mall and Burns Road; 33418 covers the center and west, including PGA National, BallenIsles, Mirasol and Avenir; 33412 is the acreage farther west. A Palm Beach Gardens mailing address can sit inside the city or in unincorporated Palm Beach County, which changes the taxes and the permits.
How far is Palm Beach Gardens from the airport?
Palm Beach International is about 12 miles south of City Hall, usually 20 to 25 minutes on I-95. Fort Lauderdale is about 58 miles and Miami about 82 miles, depending on where in the city you start.
Can I rent out a home or condo in Palm Beach Gardens?
Rental rules are set by each community’s documents: the minimum lease, how many leases a year and whether the association approves tenants. In club communities a lease can need the club’s approval too, with its own fee. We read the declaration and the club’s tenant policy before you count on rental income.
Where is new construction in Palm Beach Gardens?
Most of it is in Avenir, the master plan north of Northlake Boulevard, where several builders are selling, along with Panther National’s golf estates. The Ritz-Carlton Residences are being finished on the Intracoastal at PGA Boulevard. Builders sell their last homes quickly, so we confirm what is still available before you visit.
