Overview
A Downtown That Runs to the Beach
Delray Beach sits in southern Palm Beach County between Boynton Beach and Boca Raton, with Atlantic Avenue running from I-95 across the Intracoastal to the ocean.
The town grew around the railway station in the 1890s, and the old core is still the center: Atlantic Avenue with Old School Square, Pineapple Grove to the north, and the historic districts around them, Del-Ida Park, Old School Square, Nassau Park, Marina and the West Settlers district. East of the Intracoastal, single-family streets and low-rise condominiums sit between the waterway and the beach, with oceanfront homes along A1A.
West of I-95 come the planned neighborhoods and clubs of the 1960s through the 1990s, then, past Florida’s Turnpike, the gated communities of the Agricultural Reserve. A large share of the western market carries a Delray Beach address but sits in unincorporated Palm Beach County, which changes the taxes, the permits and who answers the phone.
What we watch for buyers here: whether an address is in the City or the county; historic district review for exterior work downtown; the age, reserves and milestone inspection of the beachside and downtown condominiums; seawall, dock and bridge clearance on the Intracoastal; and club terms and master-association documents out west. The community guides cover those one community at a time.

Short-Term Rentals in Delray Beach
Many of our buyers rent here before they buy. A month or a season in a furnished home is the easiest way to learn Delray Beach: the drive, the beach, the club, the quiet weeks in summer. When the right home comes up, you are already here to see it.
Leases of six months or less carry Florida sales tax and the county tourist development tax. For winter homes priced from $10,000 a month, see Luxury Rentals.

History
A Short History of Delray Beach
Delray began as a farm settlement beside a lifesaving station and a railway stop in the 1890s. Two towns, one on the mainland and one at the beach, became one city in 1927.
- 1876
The U.S. Life-Saving Service built the Orange Grove House of Refuge No. 3 on the beach, one of the first buildings on this stretch of coast.
- 1894
Congressman William S. Linton of Michigan bought 160 acres near the House of Refuge and began selling five-acre tracts. The settlement was first called Linton.
- 1896
Henry Flagler’s Florida East Coast Railway reached Miami, with a station at Linton, letting growers ship their crops north. By the turn of the century the town had taken the name Delray.
- 1902
John Shaw Sundy built his house on Atlantic Avenue. The Sundy House is now on the National Register of Historic Places.
- 1903
The steamship Inchulva wrecked off the beach in a storm. The “Delray Wreck” still lies in shallow water near the shore.
- 1911
The Town of Delray was incorporated on October 9, 1911.
- 1913
The Delray school building opened. It is now the Cornell Art Museum at Old School Square.
- 1926
The Colony Hotel opened on Atlantic Avenue, designed by Martin L. Hampton.
- 1927
Delray and the Town of Delray Beach, incorporated east of the Intracoastal in 1923, merged as the City of Delray Beach on May 11, 1927.
- 1977
The Morikami Museum opened west of town on farmland George Morikami gave to Palm Beach County.

Moving Here From Out of State?
Our relocation guides start with the place you know. Each one pairs the neighborhoods you love back home with the towns here that feel the same, side by side, with what to see and where to start looking.

Your Next Chapter Starts With a Conversation
Every move starts a new chapter: a first home, more room, a place on the water, a winter home that becomes year-round. That deserves more than a search bar.
So we start with a conversation. What should the next few years look like? What can you not give up? I listen, then shape the search around your answers, so you only see places that fit and know what each one costs to own.
From there, my team and I handle the details: visits around your schedule, documents read before you ask, questions answered the same day.
“From start to finish, Monika was on top of every detail… I would use Monika again in a heartbeat!”
“Monika made the process not only easy for us, but enjoyable and stress free.”
“Monika sold the house in 1 day! What else can you ask for! Premium service in every way.”
“We were from out of state and only had 2 days to look at homes. Monika was able to orient us to the area very quickly.”
“She was excellent with follow through and proved to be absolutely knowledgeable and efficient.”
“It’s a pleasure to work with her and I know I can count on her to answer all my questions and concerns.”
Questions
Questions Buyers Ask About Delray Beach
What does a home in Delray Beach cost?
In the 12 months through {THROUGH}, the median Delray Beach home sold for {MEDIAN}, about {PPSF} per square foot, across {SALES} sales. The middle 80% sold between {P10} and {P90}: older condominiums and villas at the entry point, planned-community and in-town houses in the middle, and beachside, Intracoastal and club homes at the top. The live listings on this page show current asking prices.
Is a Delray Beach address always in the City of Delray Beach?
No. Much of the market west of I-95, and nearly everything west of Florida’s Turnpike, carries a Delray Beach address but is unincorporated Palm Beach County. The jurisdiction sets the taxes, the permits and some services, so we confirm it from the county property record for every address.
What does a historic district mean for a home downtown?
Delray Beach has locally designated historic districts around downtown, and the Marina district is also on the National Register. In a local district, exterior changes, additions and demolition go through the City’s historic review. We confirm whether an address is in a district and what that means for your plans.
Do Delray Beach communities set their own occupancy rules?
Occupancy and age rules are set by each community’s recorded documents, and we confirm them for the specific home.
Can I keep a boat in Delray Beach?
Yes. Homes on the Intracoastal and the canals east of Federal Highway have docks, and some condominiums keep docks for owners. Delray has no inlet of its own, so the run to the ocean goes north to the Boynton Inlet or south to the Boca Raton Inlet, under fixed and opening bridges. We check the clearance and depth against your boat.
How far is Delray Beach from the airport?
President Donald J. Trump International Airport (formerly Palm Beach International) is about 30 minutes north on I-95, and Fort Lauderdale about 45 minutes south. The Delray Beach Tri-Rail station runs trains to both airports.
Can I rent out a home or condo in Delray Beach?
Rental rules are set by each community’s documents: the minimum lease, how many leases a year and whether the association approves tenants. Inside the City, a landlord permit is also required for each rental unit. We read the declaration and check the City requirements before you count on rental income.
What should I know about flood insurance in Delray Beach?
Flood zones change from street to street, especially on the beachside, the Intracoastal and the canals. We get the flood zone and an elevation certificate for the address and request wind and flood quotes during the inspection period, so the carrying cost is known before you close.
